The One Paseo Project, Good or Bad for Carmel Valley Residents?

The One Paseo Project is a future development in Carmel Valley consisting of commercial office space, commercial retail, hotel, and some multi-family residential units.  Kilroy Realty is hoping to build this small city on the land that is currently vacant on the corner of  El Camino Real and Del Mar Heights.

The  1,857,440 square feet development will consist of  270,000 square feet of  commercial retail, 557,440 of commercial office, a 100,000-square-foot hotel and 608 multi-family residential units. There will be a total of 4,809 parking spaces throughout, with one below-ground and one above-ground parking structure and small surface lots.

The two pivotal questions at issue are the effect it will have on both local traffic and on the character of the community as a whole.  Opponents argue  that the project will spoil the character of the community by causing  traffic gridlock, is much too dense for the area, and the buildings are far too tall.  Those in favor of the project argue that it will have a positive influence on Carmel Valley and is in keeping with the new and improved nearby Del Mar Highlands Town Center mall.  

The subcommittee’s response to the One Paseo Project will go before the planning board for approval on May 24th at 7 p.m.

 ~Buzz words~  The use of the right buzz words makes all the difference in the world.  The right buzz words should paint a gorgeous picture or highlight a special selling point.

 Paint a gorgeous picture~ “Stunning Craftsman with Mountain Views”

 Highlight a special selling point~ “Close within 7 days with no closing costs”

Words to avoid~Certain  words are overused and buyers interpret them differently than sellers.  Avoid words such as cozy, charming, conveniently located and efficient, as these words imply that the home is too small, too old, too noisy or too cramped.

 Remember, the online buyer is trying to eliminate your home to save time.
